This video shows a one-year animation of active land greater than 10 acres in the mid-Willamette Valley.

Take a look at the study frame above. This frame represents a one-day snap-shot of the active market. Here are some of the details from the top-down:
- Property class/config, date, number of actives for this date/number of actives in entire video presentation
- DOM – days-on-market: mean, median, min, max
- List price – min, max
- List price – mean, median
- Acres: min, max, mean, median
- $/acre: min, max
- $/acre: mean, median
- Total value of all properties for that day and class/config
The image shows some landmarks. The plot dots are at the location of the listed property. The size of the dot is proportional to list price. The color of the dot is coded to lot size. The edges of the graph show latitude and longitude.
I hope that watching this video will give you a better understanding of the active market for larger bare acreage properties. Let me know if you would like to discuss a similar analysis of your property configuration.
Number of total actives is still below 3000 this morning at 2965.
If you have been following our Active Properties Update pages then you know that I devote a lot of attention to posting up-to-the-half-hour updates on the market.
