We have been over 3000 actives for about a week. We also see a slight dip in home prices. The 20 month view of the active Mid-Willamette valley market list price and $/SqFt for the 3 bed, 2 bath, stick-built, on-a-lot.


Some comparisons from November 2014 to June 2016:
- The mean list price has risen to $260k from $210k – a 24% increase.
- The median list price has risen to $235k from $200k – a 18% increase.
- The mean $/SqFt has risen to $150 from $129 – a 17% increase.
- The median $/SqFt has risen to $151 from $128 – a 18% increase.


It still remains to be seen if the upward trend on number of actives continues to rise. This would give an easing to the inventory pressures of the past 20 months. This could also lead to lower prices.
Number of total actives this morning is 3028.
